Real estate sales in the west valley of Phoenix saw quite a jump this quarter over the previous 90 days. The real estate in the cities of Avondale, Buckeye, Goodyear, Litchfield Park, Surprise and Waddell sold 3,031 homes this quarter. Amazingly, this is a forty-four percent jump in home sales from the previous quarter which had 1,713. The price range for all of these sales was a low of $32,500 in Buckeye to a high of $874,000 in Pebblecreek.
Here’s a look at what the homes for sale closed at in the individual cities.
West Valley Real Estate Quarterly Report
Avondale had 410 homes that sold from $42,000 up to $303,000 in Garden Lakes. The average price of the sold homes was the most economical of all the west valley cities at $179,079 and the average days on market were 65 days. There were 135 homes listed for sale during this quarter.
Buckeye saw 623 of their homes for sale close during this quarter. The price range of these homes that sold is from $32,500 to a $750,000 home on Dean Rd. The average purchase price in Buckeye was $188,820 with 89 days on market. New listings reached 265 in Buckeye.
Goodyear closed on 612 homes during the last 90 days with prices from $70,600 to $874,000 in Pebblecreek. These homes were on the market for about 87 days each, with the purchase price average at $247,524. There were a lot of new listings in Goodyear, which brought in 309.
Litchfield Park sold 196 homes during this period. They went from $105,000 up to $751,550 in Russell Ranch. These homes took about 81 days on the average to sell with an average price of $263,923. Litchfield Park provided 113 new homes for sale during this quarter.
Surprise had the most homes sold by far in the West Valley coming in at 1,102 with the price points from $26,232 on up to $750,000 in Sun City Grand. These homes moved faster than most of the other cities spending only 76 days on market each, and an average sold price of $207,995. The city of Surprise also brought in the most new listings during the quarter with 381.
Waddell being the smallest of the West Valley cities certainly moved quite a few homes at 88. Solid price ranges from $151,600 to a beautiful Sonoran Ridge Estate at $680,000. The average purchase price in Waddell was $279,020 and the average days on market at 112. There were 46 new listings this quarter.
