For many in the Military and Veterans the transition back to civilian life can be very challenging. Learning to trust people outside of the Military brings about its own set of challenges. Owning a home is part of the American Dream, and every Veteran should have the opportunity to take advantage of this. Currently there are millions of Veterans who don’t even know or may have forgotten that they have the Veterans Administration (VA) loan benefit waiting for them to utilize. If you know of any of these Veterans, please point them in my direction. If they are currently renting and may want to own a home at some point, lets get them the information they need to know. Even if they have bad credit, there’s always a path to recovery.
We will get them in touch with the lending experts that can tell them where they are at as far as qualifying. If they can’t qualify now, they can educate them on what they need to do to raise their scores. They can also follow up with them periodically and help guide them back to a qualifying score. We have seen dozens of Veterans recover from low scores and purchase homes. It does not happen overnight, but nothing worthwhile does.
VA Loan Benefits
There are three reasons why this Military Veteran Realtor AZ thinks the VA loan is so amazing for the Veteran. First, there is no down payment. That’s right, there is no down payment, only a funding fee that is rolled into the loan. Initially the funding fee is 2.15 percent, and then it escalates up to 3.3 percent for a subsequent use.
The second reason is the Veteran does not have to pay a monthly mortgage insurance premium (MIP). For almost any other loan that someone uses without putting twenty percent down, they have to pay MIP. This saves the Veteran one to two hundred additional dollars a month.
Lastly, the VA loan comes with its own special appraisal. Most Realtors dread the VA appraisal for the simple reason that many times they do not come in “at value”. Meaning the appraised value of the home comes in lower than the contracted price and the negotiations start. For a VA loan, the appraisal must verify the purchase price.
