June 2016 Maricopa County Real Estate Market Report:
The Maricopa County real estate market has been extremely active during the month of June. In all, there were 9,667 new listings, 24,494 active listings, 5,089 pending listings, and 8,960 sold listings. The average sale price during June 2016 was $282,367 for the homes that sold. This means that for those buyers out there that have been waiting for prices to go down, unfortunately the market has done the opposite. Many buyers that qualified last year in the up to $180,000 price range are now struggling to find home sales in that price range since the prices went up. For example, last year in June there were 3,164 homes that sold for under $180,000, this year there were only 2,597. With 20 percent less homes available and selling in that price range, it is imperative that these buyers work with a Realtor that has their thumb on the pulse of the market and know exactly what options there are and more importantly where to find them.
